What is the NDIS?

The National Disability Insurance Scheme (NDIS) provides support to people with permanent and significant disabilities.
Introduced in 2016 the NDIS was designed to assist the 14% (around 4.3 million) of Australians currently living with an extreme functional impairment and/or very high support needs.

What are SDA homes?

Specialist Disability Accommodation (SDA) provides tailored housing solutions for individuals with significant functional impairments or complex support needs. SDA is designed to facilitate the delivery of necessary supports, enabling residents to live more independently. When someone is assessed as having extreme functional limitations or requiring extensive support, SDA homes offer a living environment that meets their unique needs, promoting greater autonomy and quality of life.

Approved SDA participants receive guaranteed government funding as part of their NDIS plan. This funding encourages investment in the creation of high-quality, purpose-built dwellings specifically designed for eligible NDIS participants, ensuring they have access to the specialized housing they need.

SDA Design Categories

SDA dwellings are purpose-built to meet the unique needs of individuals with permanent and significant disabilities. These homes adhere to the rigorous standards set by the National Construction Code (NCC) and SDA guidelines, ensuring a safe and supportive living environment. Typically, an SDA home includes 3 to 4 bedrooms, accommodating 2 to 3 residents with disabilities and providing space for a carer. A range of home designs is available to suit different levels of care, from basic support needs to specialized layouts for individuals requiring comprehensive spinal support.

SDA dwellings offer tenants the opportunity to live independently while still receiving the daily care they need. These homes are categorized into four distinct design types, each with specific specifications and requirements tailored to meet the unique needs of disabled tenants. Below are the four design categories, along with descriptions of how each is designed to support the individual needs of the residents.

SDA home builds involve more requirements and approvals than standard homes, and our team ensures everything is done correctly. With our experienced land acquisitions team, we select approved blocks that meet NDIS standards and offer convenient access to amenities and community facilities.

As an approved NDIS home builder, we guarantee a seamless build process from start to finish. We ensure that your new home is fully SDA compliant and meets all necessary requirements.

On-site, our skilled tradesmen and supervisors have undergone extensive training to ensure your home is built with precision and care.

When building a new home, location is crucial. Consider factors such as land size, the neighborhood, surrounding amenities, accessibility, and street frontage to ensure your new home meets all your needs and preferences. One of our NDIS Coordinators will work with you to identify your key priorities for selecting an NDIS House and Land package.
